Most parking-lot failures aren't surface failures. Water gets under the asphalt through an open joint or a failed edge, the base softens, and the pavement above it gives way under the first loaded truck. Patch the hole without fixing the drainage and you'll patch it again next spring.
We dig to find out what's actually failing — surface, base, or water — and repair at that level. Full-depth patching where the base is gone, crack sealing and overlay where the structure is still sound, and grading fixed where standing water is doing the damage.
We stripe as well, so a lot that gets patched gets laid back out the same trip — stalls, fire lanes, and ADA spaces and access aisles, which are the markings an inspection writes up first.
